- AGF Trust receives the completed Mortgage Program Introduction Card and contacts you (Please contact your advisor for assistance when completing this form)
- An AGF Trust mortgage specialist takes your application information over the telephone
They will: - Ask for authorization to pull your credit bureau report
- Inform you of items required to fully underwrite your mortgage and HELOAN application (See Required Documents)
- Advise you of our pre-qualification decision within eight business hours of taking your application
- Follow-up with you to obtain the documents that are required to fully underwrite the mortgage
- Your file is fully underwritten once all required documents are received.
- AGF Trust reviews your application and makes a decision.
- If additional information is required to underwrite your application, AGF Trust will contact you directly for this information
- If approved, AGF Trust will advise you over the telephone of the approval and let you know the next steps to complete the process
- If your application is declined, you will be advised of a counter-proposal, if one is available, or the reasons for decline
- AGF Trust will send you a commitment letter within 24 hours
- If an appraisal of your property is required, AGF Trust will submit a request to an appraisal agency at no cost to you
- AGF Trust works with you to finalize the terms and conditions and to fund the mortgage or HELOAN
- Ensure that you have reviewed and agree to the terms and conditions of the mortgage/HELOAN
- AGF Trust receives the appraisal report and ensures it meets our requirements
- You will be contacted by Closing Services to begin the home-closing process
- A Closing Services representative will work with you to ensure all conditions are met
- AGF Trust funds the mortgage/HELOAN
- AGF Trust sends you a welcome letter confirming all standard information (rates, term, amortization, maturity dates) and the funding date
