REQUIRED DOCUMENTS

In order to make a qualified decision about your application, AGF Trust requires the following items to be submitted by fax or e-mail once your application information has been taken with an AGF mortgage specialist:

ITEM DESCRIPTION NOTES
 Verification of Income
  •   Salaried - Letter of employment (should state start date, position and wage) and current pay stub
  • Overtime, bonus income - Must be confirmed for a minimum of two years by way of T4s or Notice of Assessment and current pay stub
  • Commission - Letter of employment and T4s from the last three years
  • Self-employed - T1 Generals and financial statements for the company from the past three years and Notices of Assessment

 For Purchases Specifically

  • Agreement of Purchase
  • MLS Listing
  • Complete copy including all schedules, executed by all parties

 For Refinances/Assignments Specifically

  • Agreement of Deed
  • Mortgage statement(s) from present mortgagee(s)
  • Complete copy including all schedules, executed by all parties 

 Verification of Down Payment (if applicable)

  • For mortgage insured
  • Must be your own, non-borrowed resources or a non-repayable gift from immediate family member
  • Copy of bank statement showing a minimum of three months' history, copy of GICs, CDs, RSPs, etc. 
  • Gift letter and evidence that the funds are in the purchasers account (AGF Trust to provide a copy of a standard gift letter)
  • Evidence of equity from sale of existing property 

 Credit History Documentation (if applicable) 

  • If previous credit problems (including bankruptcy)
  •   Copy of absolute discharge and explanation regarding circumstances
